Having a dual income can help, but it\u2019s still possible to buy a home on your own. We crunched the numbers to see which cities in Canada would be the most affordable for single buyers to purchase a home in, and which property types would be the best option.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <a href=\"https:\/\/www.zoocasa.com\/blog\/most-expensive-and-affordable-2022\/\" target=\"_blank\" rel=\"noreferrer noopener\">Most Expensive and Affordable Cities in 2022<\/a><\/strong><\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">The average home prices were sourced from the Canadian Real Estate Association (CREA) to determine which markets were the most affordable. To determine the minimum income required to qualify for a mortgage on the average home, we assumed the buyer would make a 20% down payment and receive a mortgage with the current average interest rate of 5.14% amortized over 30 years. Those findings were then compared to median income data of \u201cpersons living alone who earned employment income\u201d as reported by Statistics Canada in its latest available census data from 2021.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong><em>Enjoying our content? Subscribe to our free <\/em><\/strong><a href=\"http:\/\/zoocasa.com\/newsletter\" target=\"_blank\" rel=\"noreferrer noopener\"><strong><em>weekly newsletter<\/em><\/strong><\/a><strong><em> to get Canadian real estate market insights, news, and reports straight to your inbox.<\/em><\/strong><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh5.googleusercontent.com\/RLT8UodJpbtyCZWfTGtgnpLc5C9pEfEFxRjxUp2bL5HnnnMV16TgaUCDhuJn3IROOk0Z9hDSEeqjYZNRAIPZ7XshE0FhP6gLi2hSI5WMRz1ZRX8i1lriSx7iRuycMTHoUvCssPzA8TwGFDIPDPOaXv4\" alt=\"\"\/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">The East Coast and the Prairies are the Most Affordable for Single Income Buyers<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Home prices in many cities have come down from the peaks of early 2022, with some of the major cities across <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/blog\/crea-dec-2022\/\" target=\"_blank\">Canada flattening in the later months of last year.<\/a> While homes are still expensive, single buyers may have more luck in their home search now than they would have this time last year.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Five of the major cities we covered have home prices affordable enough for a household making the median income. <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/edmonton-ab-real-estate\" target=\"_blank\">Edmonton<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/winnipeg-mb-real-estate\/houses\" target=\"_blank\">Winnipeg<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/regina-sk-real-estate\" target=\"_blank\">Regina<\/a>, <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/st-john-s-nl-real-estate\" target=\"_blank\">St John\u2019s<\/a>, and <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/saint-john-nb-real-estate\" target=\"_blank\">Saint John<\/a> have average home prices lower than the average income. Regina is the most affordable of these, with an average income of $58,000 being more than enough to be able to afford the average home price of $311,500.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Top 5 most affordable cities:<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>1. Regina, Saskatchewan<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average home price: $311,500<\/li><li>Income required: $48,450<\/li><li>Actual median income: $58,000<\/li><li>Income surplus: $9,550<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2. Saint John, New Brunswick&nbsp;<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average home price: $261,300<\/li><li>Income required: $40,613<\/li><li>Actual median income: $48,000<\/li><li>Income surplus: $7,387<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3. Edmonton, Alberta<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average home price: $366,600<\/li><li>Income required: $57,000<\/li><li>Actual median income: $59,600<\/li><li>Income surplus: $2,600<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>4. St. John\u2019s, Newfoundland<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average home price: $316,800<\/li><li>Income required: $49,275<\/li><li>Actual median income: $50,400<\/li><li>Income surplus: $1,125<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>5. Winnipeg, Manitoba<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average home price: $323,400<\/li><li>Income required: $50,288<\/li><li>Actual median income: $50,400<\/li><li>Income surplus: $112<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">British Columbia and Ontario, Canada\u2019s two most expensive provinces, may be out of reach for the average single-income buyer. <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\" target=\"_blank\">Vancouver<\/a>\u2019s average home price requires a total income of $173,250, with the average income of single buyers being well below that at just $56,400. <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/toronto-on-real-estate\" target=\"_blank\">Toronto<\/a>\u2019s required income is $168,150, slightly lower than Vancouver\u2019s, but still well clear of the average income of $62,000.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>Read: <a href=\"https:\/\/www.zoocasa.com\/blog\/boc-jan-2023\/\" target=\"_blank\" rel=\"noreferrer noopener\">New Year, Same Rate Hikes: The 8th Increase in 10 Months<\/a><\/strong><\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">Detached Homes are a No-Go<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">During our research, we broke down different property types to see which would be the most affordable for a single-income buyer and detached homes barely made the list. The only city where the average cost of a detached home was affordable for a single-income buyer earning the median income was Saint John, where the average income of $48,000 could afford the average detached home at $261,000. Apartments are the most affordable; seven of the cities have average apartment prices within the reach of single income buyers. <a rel=\"noreferrer noopener\" href=\"https:\/\/www.zoocasa.com\/calgary-ab-real-estate\" target=\"_blank\">Calgary<\/a>\u2019s apartment price is $286,200, with a required income below the average.
