The Toronto real estate market, in particular, has seen growth in favouring condo apartments over detached houses &#8211; especially as a first step into home ownership.<\/p>\n\n\n\n<p>However, purchasing a condo apartment means that you will need insurance. To know what kind of rates you\u2019re likely paying in the Greater Toronto Area, we\u2019ve researched the average condo insurance rates for each city.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Toronto Condo Insurance: Average Rates<\/strong><\/h2>\n\n\n\n<p>The <a href=\"https:\/\/www.ahainsurance.ca\/condo-insurance\/ontario\/\">average condo insurance rate for Ontario<\/a> sits at about $345, and that\u2019s drawn predominantly from Toronto and its surrounding cities, with the exception of London.<\/p>\n\n\n\n<p>Here are the city-by-city rates:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Ajax: $525<\/li><li>Brampton: $392<\/li><li>Thornhill: $363<\/li><li>North York: $353<\/li><li>Scarborough: $343<\/li><li>Mississauga: $340<\/li><li>Toronto downtown: $315<\/li><li>Etobicoke: $294<\/li><li>Markham: $275<\/li><li>Richmond Hill: $247<\/li><li>Burlington: $241<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"https:\/\/lh5.googleusercontent.com\/494CeGNl2lFFwfuTmfEhTr6dz6U2HcYXV92JltcXfIT4JNQfTBFPLOi99HOc_FR7w_8jXZyYwiylxnbsL3Cn_Rr7nV3bUcf6JP7K7Vb_vGanVJdubJqD_Xd_PNVT8wm-iqqoUWKhke6XmgIkhQ\" alt=\"\"\/><\/figure>\n\n\n\n<p>Compared to insurance prices for detached homes, average condo insurance rates in Toronto and the surrounding area are more affordable. The average home insurance rate for a detached house in Ontario is <a href=\"https:\/\/www.zoocasa.com\/blog\/ontario-home-insurance-costs\/\">around $1,521 per year<\/a>\u2014but the average condo insurance rate for Ontario is a fraction of that number.<\/p>\n\n\n\n<p>That\u2019s great news, especially if you\u2019re just breaking into the condo market. You could save hundreds of dollars per year on insurance this way\u2014maybe even over $1,000.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Is Condo Insurance Similar Across Ontario?<\/strong><\/h2>\n\n\n\n<p>Condo insurance rates can vary between individuals and their circumstances much more than averages vary between cities. A lot of it comes down to the condo itself, as well as the location (among other personal factors).<\/p>\n\n\n\n<p>All in all, condo insurance rates are on the same general level inside and outside of downtown Toronto. The highest and lowest averages come from Ajax and Burlington at $525 and $241 per year, respectively. That\u2019s only a difference of up to $23.67 per month between cities\u2014quite a manageable spread.<\/p>\n\n\n\n<p>What\u2019s also interesting is that even London\u2019s average condo insurance rate isn\u2019t that high, landing on the middle of the spectrum at $330 per year. It suggests that living in the GTA doesn\u2019t necessarily affect your condo rate one way or another compared to other cities.<\/p>\n\n\n\n<p>You might expect rates to be lower outside of Toronto, matching the real estate market, but that\u2019s a common misconception with home insurance in general. Replacement cost is used to underwrite the cost of a policy, not the market value of the property. Factors like these can influence the cost of your condo policy pretty heavily:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The cost of labour and materials needed to rebuild the structure<\/li><li>Environmental risks, such as earthquakes, wildfires, or hail storms<\/li><li>Crime rates in a given area<\/li><\/ul>\n\n\n\n<p>There are two other key factors that explain why condo insurance costs so little across Ontario:<\/p>\n\n\n\n<ol class=\"wp-block-list\"><li>Condo units tend to be smaller than houses, on average, which means they\u2019re also cheaper to fix or rebuild\u2014especially condo apartments<\/li><li>Most condo corporations have a master policy that covers common areas and sometimes even basic repairs for individual units. Owners aren\u2019t responsible for as much of the building, which is reflected in their rates<\/li><\/ol>\n\n\n\n<p>It\u2019s also worth noting that freehold condos in London can be rather large, resembling single-floor houses, with a fair amount featuring basements containing nearly as much space as the main floor. These are more common in the northern part of the city, <a href=\"https:\/\/www.google.ca\/maps\/place\/Northcrest,+London,+ON+N5X+3V8\/@43.0353168,-81.2924208,15z\/data=!3m1!4b1!4m5!3m4!1s0x882eee5812903c0f:0xc68e961dcd80f287!8m2!3d43.035302!4d-81.283666\">between Masonville and Arva<\/a>, and could be skewing the average condo rate for the city upward.
