[INFOGRAPHIC]"},"content":{"rendered":"\n<p>The Vancouver real estate market has been walloped in recent months &#8211; a combination of the federal mortgage stress test, foreign buyers\u2019 and speculation taxes, and price fatigue have led to a deep decline in sales, the effect of which is starting to filter down into benchmark home prices.<\/p>\n\n\n\n<p>The&nbsp;<a rel=\"noreferrer noopener\" aria-label=\"latest report  (opens in a new tab)\" href=\"https:\/\/www.rebgv.org\/market-watch\/monthly-market-report\/january-2019.html\" target=\"_blank\">latest report <\/a>from the Real Estate Board of Greater Vancouver reveals January sales activity plunged 39.3% from the same month last year, with 1,103 homes trading hands, while a 27% uptick in&nbsp;<a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-real-estate\">MLS listings in Vancouver<\/a> is flooding the market with supply.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>House Prices Plunge in 21 Vancouver Neighbourhoods<\/strong><\/h2>\n\n\n\n<p>That\u2019s put dramatic downward pressure on prices; according to recent calculations conducted by <a href=\"https:\/\/www.zoocasa.com\">Zoocasa<\/a>, average home values have fallen in the majority of markets across Greater Vancouver.<\/p>\n\n\n\n<p>The study compared the year-over-year difference in January benchmark home prices across 21 areas in the region for single-family detached homes and apartments, and revealed dollar losses of hundreds of thousands of dollars in the highest-priced housing markets.<\/p>\n\n\n\n<p>All but one of the studied detached markets saw deprecation. The hardest hit was Vancouver West, which saw average prices dip 14.1% from last year to an average of $3,049,700 \u2013 a loss of $500,591. That\u2019s followed by West Vancouver where prices fell 15.4% to an average of $2,622,800, representing a decline of $477,436.<\/p>\n\n\n\n<p>The areas of Richmond, North Vancouver, and Burnaby North also saw detached home values dip nearly 10%, representing dollar losses between $150,000 and $170,000.<\/p>\n\n\n\n<p>It was a more positive year, however, for owners of detached properties off the mainland \u2013 Bowen Island was the only market that saw appreciation, up 3% year over year to an average of $969,500, an equity increase of $28,238.<br><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img decoding=\"async\" src=\"\"><img decoding=\"async\" src=\"https:\/\/www.zoocasa.com\/blog\/wp-content\/uploads\/2019\/02\/metro-vancouver-detached-house-price-change-zoocasa.png\" alt=\"\" class=\"wp-image-16204\"><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Year-over-Year Condo Prices More Resilient<\/strong><\/h2>\n\n\n\n<p>The data also supports the fact that homes at the most affordable price points continue to drive market growth \u2013 prices for&nbsp;<a href=\"https:\/\/www.zoocasa.com\/vancouver-bc-condos\">Vancouver condos for sale<\/a> appreciated in 10 of the 21 markets with the greatest increase in Tsawwassen, which rose $36,852 to an average of $497,500 (+8%).
