Sales plunged by double digits while homeowners, panicked at the prospect of losing hard-won equity, listed en masse while prospective buyers stuck to the sidelines.<\/p>\n<p>This surge of new inventory quickly overwhelmed slower sales activity, creating a market phenomenon that, just a year prior, would have been unfathomable in Toronto \u2013 a buyers\u2019 market.<\/p>\n<p>But while the market\u2019s changing fortunes garnered plenty of media attention, Toronto\u2019s newly-minted buyers\u2019 status didn\u2019t mean houses were suddenly a bargain \u2013 however, buyers <em>were<\/em> having an easier time, encountering fewer bidding wars and enjoying greater choice.<\/p>\n<p>Fast forward to <a href=\"https:\/\/www.zoocasa.com\/blog\/january-gta-real-estate-off-to-a-slow-start-infographic\/\">January 2018 market<\/a>: A 22-per-cent year-over-year decrease in sales and a 17.4-per-cent boost in listings indicate balanced conditions in the Toronto market are sticking around.<\/p>\n<h2>What is a Buyers\u2019 or Sellers\u2019 Market?<\/h2>\n<p>But what determines whether a market is in buyers\u2019, sellers&#8217;, or balanced territory? While these definitions don\u2019t indicate how <em>affordabl<\/em>e a market is, they do reveal how <em>competitive <\/em>it will be to sell or purchase a home.<\/p>\n<p>To gauge the level of competition in a market, analysts use what\u2019s called the <strong>sales-to-new-listings ratio<\/strong>.
