The definition of market value is what a willing buyer is willing to pay to a willing seller. The key here is to get a professional comparative market analysis of your home to determine what listing price will attract legitimate buyers.

You can always jump on your local MLS system and see what comparable homes in your neighbourhood are currently selling for. However, an agent will tell you how much they actually sold for rather than what they were originally listed at. This is very important information and most of the time the listing price will be different than the final selling price. It also would depend on what type of market you are currently in, whether it be a buyers market ( lots of inventory to choose from), a sellers market ( not much on the market, therefor giving the sellers a slight advantage) or finally a balanced market.

(Comparative Market Analysis).
A CMA looks at what is currently on the market (the competition),what SOLD ( the success),what EXPIRED (failure, usually overpriced) and find the best selling price.
