It all depends on how fast is faaaast? If you price your home at fair market value and you use a good Realtor who will market and promote your home to the fullest, you shouldn't have any problems selling your home within the "average days on market" in your area. As long as your home shows well, is clean, de-cluttered and presentable. That being said, if your want to sell even faster.....drop the price. Depending on how low you drop it and how nice your home is, you might even get multiple offers driving the price back up to market value if not more.

1. Consult with a Realtor who can give you the honest truth of your market. Price, condition and your local market may dictate how fast you can sell it is you choose to list it on MLS and "market" the property to a cross section of buyers.
2. Your Realtor should be able to connect you with investors who can buy your property without you having to formally list it. The price may be low but you won't have to clean up the place and go through the process of listing your home. My partner and I maintain a list of investors and the types of properties they are looking at in different price ranges. If your home fits this list, it could be sold in days without a forsale sign.
3. Why do you need to sell? Or do you just need to move? Perhaps you can rent to own your home to someone with poor credit or perhaps you could arrange creative financial to help you move on now and sell your home when the market allows - and perhaps for a better price.
In simple terms, the lowest priced home with the best features will sell first and fastest if you choose to list your home for sale through a Realtor to the public.
However, I can think of many different ways to sell your property fast - or faster depending on what your situation allows.
Try to find a Realtor who works at the largest firm in town (but is not the top producer) and who can offer you a number options other than just listing your home on MLS. To sell your homes fast, you need to work with someone who can work multiple angles to get the job done. The days of a plain MLS listing and good price selling your home are over. This market takes creativity and skill.

Yes, of course. Price says it all. When a realtor helps you sell your home I can only think that you are looking for market price in amongst a sea of other homes for sale. Depending on what you are selling, the price and the location, you should not have a problem with competing and selling in your market. But sometimes people are very motivated and want to "dump" their home. Lowering the price a ??percentage below the selling and comparable market in your area would be setting your home up for a faaaast sale.
