(over 1 year ago)Hi Billy, you can do things to "help" sell your home faster. The most important thing is pricing it competitively, or other agents will use your home to sell the one down the street. Ask your agent to review comparable properties that sold recently in your neighbourhood and determine a fair market value. Make sure you compare "apples to "apples."
The next thing you can do to entice people to want to come into your home is to make sure it has curb appeal. Take a good look at your home from a prospective buyer's viewpoint. Clean up your yard, trim the grass, pull the weeds, and re-paint where it is chipping, etc.
Having your home on the market can be stressful, but try to ensure it is tidy when you know it is going to be viewed. No dirty dishes in the sink, make the beds, toilet seats down, etc.
And, if your agent feels your homes needs to be staged.. then do it... and you will reap the rewards of a quick sale, and usually for a higher price.

The best advice is to think like a purchaser and look at your home with critical eyes. Take any small detail and fix it, touch up walls, fresh trim, neat and tidy all the storage spaces, closets and garage. Now have you Agent price the home right and results should come.

3 magic components.
Make it show like a model home that people live in (you are selling comfort)
Price very slightly (2.5%) above the expected (researched, not dreamed-of) selling price.
Make it available for showings most evenings and all day weekends (11am-7pm)
Place it on MLS(tm) with a registrant.
Offer not less than 2.25% incentive for a full price offer to any co-operating registrant.

Price it right. The No. 1 thing that will sell a house quickly is price. If you price it right, it will sell. If you price it wrong, it won't sell.
Create an adjustable sales plan. Come up with a sales strategy, but make sure it's flexible. What's your initial asking price? How long will you insist on it before making a reduction? How much of a cut will you accept? What about after that? Having a plan in place will help you react quickly, according to Greenwood, and will move your home that much more quickly.
Clear out the clutter. It will make your home more inviting to buyers. After you thought you got out the clutter, take out more. Get it spare, open and fresh.

Never, ever price above market value. I disagree with other realtor's recommendation to list 2.5% above what you expect. That is a recipe for getting a much lower price than you would if you price it right on the money, or slightly less.
Here's the deal: You NEED to sell your home within 2 weeks of being on the MLS (forget FSBO - its a waste of time/money). Your chances of selling drop to less than 40% after the 2 week mark (this number fluctuates depending on the market - see your realtor for current stats on this). So depending on whether it is a buyers market or a sellers market you need to be priced at slightly less than market. If you are priced right, you should get an offer in less than 2 weeks! Guess who has the upper hand in negotiation when you get an offer less than 2 weeks after it has been on the market? If you guessed "YOU" then you are right!
Negotiate for top dollar because you have the upper hand and make it clear that you are in no rush with the home only being on the market for less than 14 days. 99% of asking should be the most you drop - but keep in mind people need to feel that they are getting a deal off asking price even if it is only 1% otherwise it won't be a win-win.
If you don't trust the list price your realtor gives you, ask to see the supporting documentation they used to arrive at your home's price, and if they can't provide that then find another realtor as it is likely they didn't do their homework and are just ballparking.
If you don't sell within 14 days, you will need to lower your price, and will likely have to lower it much more than if you would have priced it right in the first place in order to get people interested again.
Here's the theory behind this:
There are 2 kinds of buyers out there in any market 1. Those who just entered the market and start looking and 2. Those who have been looking for a while and have a really good feel for the market prices. This can roughly be split 20%/80% respectively. If you enter the market too highly priced, you will lose the interest of the #2 group and lose 80% of your potential buyers. You now have to wait for group #1 to trickle into the market or else drop your price low enough to attract the attention of the #2 group again. Get it? The thing about group #1 is that they are unsure and even if they do look at your home, they may not be ready to purchase until they have seen more homes and are confident of what they want.So price yourself to attract the attention of the #2 group, and get an offer in 2 weeks, negotiate hard and walk away with more money for your home than if you would have priced too high in the first place.
NOTE: You need a GOOD realtor for this, not one who ballparks the price and only cares about their commission.

Agents determine what houses Buyers view, the Market determines the price.
1. Location (if it is a prime location... you don't have to worry)
2. Condition (stage your house right and think as a Buyer... ie. Create the emotional response a Buyer needs- that is seeing themselves living in your house) **** very important to de-clutter, clean, clean, clean and remove all personal items.
3. If the top two conditions are met and you PRICE it right, then my friend, start packing tonight! It can't be easier than that.

Price your house in accordance with the condition that is presently in. A good starting point for all sellers is making sure the home is clean and free of excess clutter and any foul smells such as stale smoke, pet odours or cooking odours.

If you want to get your home sold you need to do these three things:
1) Price it properly. This is key! Make sure your agent reviews not only what's comparable that's currently on the market but what has sold recently in your area. Does the house have a problem that will have to be factored into the price? i.e. being on a main road, structural issues, do you smoke in the house, etc.
2) Stage it. Does your house need staging? What have the comments been from buyer's who have looked at your home? You need overcome as many buyer objections as you can and fix up/stage your property accordingly.
3) Market it. Where is it being marketed? Have professional pictures been taken? Does the MLS listing showcase the property to it's best?
