I have a Home Im selling in (westgate) Brampton, the first agent listed it @ $435k, but we cancelled with her and now another agent has stated to list it for $385k with totally different comparables from our first agent. My question is who do I believe?

Hard to answer that one. Usually the agents are very similar with each other as to their evaluation. I'm guessing what happened was that the first agent told you a higher price so he could get the listing but I'm not 100% sure.
Recently I sold a home in Brampton where 2 other agents had come in and evaluated it at 410-415 and I evaluated it at 430 and we ended up getting multiple offers on it.
My advice is that you get another evaluation. I can do that for you if you'd like but whether it's myself or not, go get another evaluation. At the end of the day, if your asking the question here on zoocasa, you probably don't trust the current agent who evaluated your house as much as you need to.

That's a pretty big disparity. Unless the second agent is purposely under valuing to attract multiple offers, I'd get another opinion.
Having said that consider also that we're currently in a seller's market. If your home is not selling now, then you know it's over-priced. You at least now know that it's not worth $435k sine you didn't sell it. In a market like this, even if you under list you'll most likely get multiple offers and end up selling it for fair market value. But you want to make sure the home is properly marketed and shows very well. Your agent should give you advice on all this and should bring in a stager and professional photographer at least. The home has to be impeccable if you expect multiple offers.

List price is just a number on a sheet of paper. Bottom line - you want to know what your sale price should be. An appraisal costs $300 and has no bias. Talk to your mortgage broker to get some names of people they use or go to http://www.aicanada.ca to pick one yourself.
