Is 460k a reasonable price for a 4 bedroom home with an unfinsished basement and 3 baths. It is a corner lot, the backyard faces a ravine/pond. It is VER close to tranit. Is that a reasonable price or am i paying too much?

    Each home is unique. A simple description of a property isn't enough to establish market value.

    Keep in min that if you're buying a property the services if a realtor are typically paid for by the vendor. Why don't you get an experienced agent to represent your interests. Not only will you ensure that you're not over-paying for the property but an agent will make sure you get favorable terms.

    Your realtor can provide an analysis of the property based on sold prices & asking prices in the area as well as taking your property's uniqueness into consideration (comparative market analysis or cma).
    Look at it the other way, if you were overpaying, lenders may not finance the property. Most lender's property valuation is based on CMHC or Genworth's databases and it is based on the type of property & sales figures.
    Of note; the MPac statement of the property is for taxation purposes only and may not reflect the actual value of the current market trend.

    $460K will allow you to buy a 4-bedroom detached home, 0-5 years old in Milton or a 3-bedroom semi-detached home in Mississauga, Ontario whereas $460K will just let you get into 1 or 2-bedroom condominium or a 20 years old semi-detached home in Toronto, North York districts.
    Location, location, location.
