Should I convert my 4th bathroom to a laundry room?

    Depends how big the rest of your house is. For example, if you have 4 bedrooms in under 2000 sq ft then it is ok but if you have a 4000 sq ft house or bigger and you want to convert the fourth bedroom into a laundry room then it will hurt your resale value.

    Bedrooms are usually more value that a laundry room... How about saving the 10x10 area for a room and put the stack the laundary so it takes less space, could be in a small area like a closet.

    Good question Michael. Laundry rooms, especially ones located on the main or upper floors are sought-after features. However, in my experience, a 4th bedroom is more sought-after than the laundry. To be sure, you could ask your Realtor to compare homes that have an upper or main floor laundry with 3 bedrooms in the area against 4-bedroom homes. They may even be able to see the change in selling price between homes that were originally 4 bedrooms, have had a laundry conversion, and are now 3 bedrooms (slim chance, but worth a look.) In any case, your local Realtor can give you a more accurate idea of trends in your neighbourhood and what would more appeal to buyers. Best of luck!

    Hi Mike,

    In my opinion you have to look at your long term plans. If you are going to be selling and moving, then a 4th bathroom will increase value (depending on size and finish). If you plan on staying the benefit of a laundry room is obvious. Also, your laundry room may end up being dead space, or great storage. depending on how you set it up. If you have friends who live in condos, check out how their units are set up. Usually a very efficient set up in a closet or bathroom even. Hope this helps.

    As someone who does laundry almost every other day, I appreciate the space in the laundry room. If you already have 2 other full bathrooms (with shower/tub), I would convert the bathroom into a larger laundry room. However, if you have a guest room on that level, you will need to keep the full bathroom and keep your existing laundry facility. Either way, plan for what works best for you. Sometimes we get caught up with "resale value" and settle for a layout that may not be suitable for our everyday needs. Good luck!

    Yes folks the question was converting a bathroom, not a bedroom!

    If it where a bedroom I would say absolutely not, but being that its a bathroom you are considering it will depend on several factors starting with the size of your home and the average number of bathrooms homes in your area tend to have. If you're home is an average size, lets say 2000sqft 3 bathrooms is likely going to be enough and a main floor laundry could indeed add more value then another bathroom, but ask a local REALTOR to find out how many bathrooms other similar sized/priced homes to yours have in your area. Its ok to be the same, not as good to have less. If your home is larger, or has a disproportionate number of bedrooms, you may be better off keeping the 4th bath. Again, a local REALTOR can help you with this.

    I can appreciate having a laundry room in lieu of a 4th bathroom however this conversion is dependent on your own personal wants and needs and the specific end use of the property. Converting a bathroom into a laundry room may note provide value-add in terms of the marketability of your home if you should decide to sell it however if you plan on living in your home for the long term the benefits are to your advantage. A local Realtor will be able to advise you on the cost benefit of this conversion against the ratio of sq ft/bathrooms of homes in your area. I personally would only do this if if the current laundry room is in the basement and I would only convert a powder room that was located on the main or upper floors.

    Instead of converting the whole bathroom into a laundry room it is more convenience to convert it into a powder room. Like that you have both facilities at the same time.
