When is a good time of year to list a home?

Sales peak in April and May as families want to move into their new home before Labour Day. June and July are strong months. Sales lag in August and surge in September and October. They drop in winter as buyers and sellers focus on the holidays.
Some sellers take advantage of winter to put their home on the market as there is less competition. But the market ups and downs are not merely seasonal. For instance, new government regulations for mortgages and interest rates may generate a sudden market reaction.
You must always monitor your local market and rely on your REALTOR's advice. -
The spring is a great time to market your home for sale! And this year is an even better year due to the fact of a shortage of supply in the GTA.

Depends on local market and also how the market is, also will deend on your plan after you sell.

It depends on the market, generally speaking either in the Sring market, Jan-May, or the Fall market Sept-Nov, but it all depends on your neighbourhood and the market.

Apart from the obvious answer of ‘when you are ready to sell it!’ I believe that it would depend if you are intending to sell and buy in the same market.
Consider this; let’s say that the market peak is June. That is to say that you will sell your house at top dollar hopefully in the minimum of time. It is the time where Buyers are plentiful and decent property is in high demand. Maybe there are even bidding wars in your neighbourhood and multiple offers competing for your property. But if you are buying in that same market then you will also be paying top dollar for your home purchase. You could be engaged in multiple offer and bidding wars etc. to purchase. This could negate any gain in your top dollar sale.

A comment to add to the previous answers indicating the sales peak in April and May, is that during the winter months, homes are more likely to show defficiencies such as roof issues, leaks, heating issues and others, which may make your home looks less appealing to prospective buyers.

Although the Spring is usually seen as the ideal time to list and sell homes, you may find a seller market in Winter too. The best idea is to work with a Realtor who can show you the actual market behavior and explain it in terms of mortgage rates and resale activity in your location.

The best time to sell a home or buy a home IS WHEN YOU ARE READY. This is what I tell my clients. Buyers and Sellers are turnke; There are buyers and sellers out there 12 months a year and with the internet it's also fair to say they are there 24/7 too.

There are many factors that determine the right time to sell. If you have the luxury of deciding when it is right for you-you will always max out on your investment when there is a lack of inventory/competition. Buyers and sellers enter and leave the marketplace everyday. Typically if you are dealing with family housing, the peak is Febuary to June. Investors, singles, professional couples, first time buyers and empty nesters are usually looking for just the right "one" to meet their needs and are not buying around the school calendar. Other factors that need to be taken into account are pending mortgage & tax changes, local real estate market conditions and the economy at large. Hire a trustworthy, professional realtor that will be able to assist you and educate you so you can determine timing and strategy.
