Offer coming in on my house at 7 pm today and my agent is out of town....who is representing me?

    Your agent should have another agent from his office take care of things when he is out of town. Call your agent's brokerage.

    The agent that is presenting the offer will be in touch with your agent. Talk to no one but your agent or your agents representative.

    The brokerage that you signed with holds your listing. I would contact the brokerage and see who would be handling it. The brokerage would be Royal LePage, Sutton, Remax etc.....

    A Realtor being out of town can also still be very much intouch with what's going on with his business with all the technology available today and can negeotiate and conduct business from almost anywhere as if in person so do not panic. First step will be to call him and verify if such is the case, and at this time you can obtain the name of the person who might be covering while he is away, then immediately make contact with that person to confirm he/she is on the ball as you want all Offers to be immediately considered/presented.
    ALL Offers have an IRREVOCABILITY CLAUSE (Clause-1 on page one of the Offer) which stipulates the date and time that you have to consider and respond whether you accept or sign-back with any changes such as asking for higher than offered, etc. Failure to respond within the usually specified time of 24-48 hours - the Offer will become dead and you may loose a good Offer if it was good. Note: If unable to reach your Realtor then immediatly contact the Listing Brokerage and ask to talk to the Broker of Record or Office Manager and let them know the situation and find out who has been assigned to handle the Offer. Keep a written record in your file with regard to all communication and steps taken along the way.

    Who confirmed the 7 pm offer presentation with you?...only the listing brokerage can arrange such activity...therefore, there has to be an arranged representation in behalf of the listing sales representative.
