Technically an "Agent" is the brokerage, sort of the same way an Incorporated company is considered a legal entity.

So a Brokerage (the company) is considered the "agent" and employes a Sales Representative (the person) to help you sell your home, or buy a home.

While you are working with a Realtor ® (the person) the contract you signed is between you and the Brokerage (the company).

    Does this clarify things?

When you sign a contract with a Realtor® you are signed with that brokerage, not that specific representative.

Agent is a term more widely used in the US but still used in Canada despite a Realtor® cannot advertise themselves as an "agent".

An agent is a representative. Your lawyer is your agent for certain things, your Realtor/Brokerage is your agent in your Real Estate transactions. By allowing a Realtor to represent you as your agent you allow/require them to work solely in your best interests. Hope this helps.

An Agent is usually referred to a Realtor, who is representing you in all of your Real Estate transactions.

    An Agent is the brokerage.

Sales Representative helps you sell your home, or buy a home.

There are people and Sales Representatives out there that still call Sales Representatives agents.

Sales Representatives are hired by a client or a customer to provide you the best Real Estate service, while working underneath a Brokerage.

An agent is anyone who acts on your behalf, with your permission, of course.

In the real estate industry, Realtors are referred to as agents because we represent the best interest of our clients ... you !

An agent is the product of the Real Estate Office and pays License Fees, Office fees, Board Fees, commission fees and other many other fees to support the office and related Real estate Infrastructure.

In B C the agent can work for you as NOT your agent as when the agent is acting for the seller and you, the buyer so as to collect both the Broker and Sub broker or BUY SIDE and SELL side of the commission.

As this is a conflict of interest, you have to agree to NOT have the agent work for you as an agent.

Agent is a middleman or” instrument” by which a guiding intelligence achieves a result, who is authorized to act for or in the place of another: such as; a business representative in Real Estate matter.
