    You buy the right property at the right price in the right place and get the right tenants and manage the property and debt properly. etc...

    Get educated by joining a group like The Real Estate Investment Network (REIN) first... then it gets easy because you will know what your doing - Investing In Real Estate and Learning On The Job is a quick way to loose all your money!

    You must consider investing in real estate as a business. That is called "landlording".

    It is a tough business but if you...

    a) use sound business practices and methods
    b) learn some basic handyman/handywoman skills
    c) know honest contractors to repair what you can't
    d) have a bookkeeper or accountant to help you do the math
    e) have a real estate agent you can trust
    f) and do due diligence when qualifying tenants

    then you will see your real estate investment equity grow, cover your expenses and your mortgage payments.
