A great number of people don't realize that most new builders will respect the client-realtor relationship. Buying a new home has a number of issues that a great deal of builders' reps touch on very lightly. A realtor can give you an idea of what other similar properties are listed at. If you do nothing else, make sure your lawyer goes thru the contract with you very carefully. You really need to understand what you are signing.

I'd recommend you find an agent in your area that specializes in new developments. If you call a few of your local real estate brokerages they should be able to refer you to someone. If you buy directly through the sales office at a site they're working for the builder not you so it's important to bring your own agent with you to negotiate the best deal. Also, most builders/developers use their own forms, not Agreement of Purchase and Sale forms. These forms include clauses that will add up to thousands of dollars in extra cost so it's important your agent/lawyer reviews them carefully before you sign anything.

Buying a new home? Be the first half new homeowners or the first phase home owners. And not the last half or the last phase owners.
I will tell you why.. -
Simply put: get educated with a Realtor about the process, interview realtors to find one you believe you will have a good relationship with and who know their stuff. Determine goals together, define roles, sign your Buyer Rep Agreement once you're comfortable with which realtor you'd like to work with, get out and see some house and in the meantime get preapproved for a mortgage so you TRULY understand your comfortable budget limitations. Have fun with it, its and exciting process and quite an accomplishment.
