Is a survey necessary?

    A survey is not necessary, but it is a very important document as it will show any easements, exact property dimensions, rights of way....you can purchase title insurance, but try to locate a survey.

    If a survey is available, always try and get it. It's not a necessary part of the deal, but it's definitely advisable especially if you're dealing with an older property or a property with a lot of land. Title insurance is important and useful, but it doesn't replace a survey

    It's always good to have the Survey, but it's not necessary: you can always purchase a Survey if you will need it, on average the cost is around $ 1,000, so if you will have one ready, you might save some money one day you will need it.

    A survey is very important but it is not mandatory. Try to get an existing survey and if you see that the survey is not current (for example a new structure or fence was built) then you can also request an up to date survey.

    Title insurance will cover you for many defects but you may not buy a house if something is wrong so the title insurance compensation will probably not be enough.

    Having a survey is not necessary but it is a good idea to have one because it is good to know the boundaries of your land. A small distance can make a big difference. A fence or other structure in the wrong location can be the source of expensive litigation and a bad start between neighbours. Your licensed land surveyor can help you avoid such disputes.

    Whether or not a "Survey" is necessary may depend on where you are and on your Lender's requirements. The survey will verify whether there are any concerns with the location of the building on the site or identify whether there have been any additions or deletions of improvements. Even if your lender does not require one it is advisable to get one for your own protection whether you are the Buyer or Seller.

    From a Mortgage Broker stand point it is always better to get one if the seller has one as it will save you money for sure. As has been said you can get title insurance instead but there is an additional cost to that as well.
    That said if the survey is not available title insurance is likely the cheaper route.

    u can get away with it if u dont have apparent problems with your property, but if there should be issues with neighbours it would help. insurance may eliminate the need for a survey.

    A distinction should be made between a Survey and a Surveyor's Location Certificate. A survey defines the boundaries of a property for the purposes of a legal deed whereas a location certificate shows buildings and other permanent structures on the plot in relation to property lines.

    To ensure your interests are served and investments protected, retain the services of a Land Surveyor when:
    - You need to know the location of the boundaries of your property.
    - You intend to develop, subdivide, sell or lease any land.
    - You intend to buy, invest in, or build on any property.
    - You are concerned about encroachments which could affect the ownership or use of the property.
