I am a home owner, how can I list my house on mls?

    IN TWO WAYS, FIRST SIGNING A SELLER REPRESENTATION AGREEMENT AND GETTING SERVICES OF A REAL ESTATE AGENT AND LET THE AGENT DEAL WITH BUYERS OR JUST PUT IT ON MLS AND DEAL WITH THE BUYERS DIRECTLY.

    There are 2 ways:
    1) Contact a local agent and if you and the realtor are a good match for eachother then the realtors office will post your house on mls & name the realtor as your agent OR
    2) Contact a brokerage that only lists properties on mls for a flat fee. One thing to consider when posting a flat fee listing however is:
    a) many realtors will choose not to work with anyone who is not being represented by a realtor (too much extra work & many legalities can arise)
    b) the ones who do choose to work with flat fee brokerages advice their clients that you have no representation so the new buyers know you are not paying the listing commission. This may get them to bid on your property a few percent less because they want a portion of the commission that is not being paid.

    It really depends on the level of involvement you want. If you have ever tried to sell something yourself on various sites you know how difficult it is, how many time wasters you get, and how many low ball offers you will receive. If you are ok with this than a third party real estate company that allows you to sell on your own may be an option.

    The other option, as stated above, is to contact a REALTOR who can market and sell your property properly.

    Yes, you can. Competition rules have changed and now allow private sellers to have Realtors merely "post" listings on MLS for them. Think of it as Real Estate "a la carte" but be forewarned and keep this in mind, when you take "the do it yourself approach" YOU become Liable. Many things can go wrong and Agents can also be liable for what they post, this is why many agents have opted NOT to post listings for Sellers. It is complicated but not impossible. In my 20 years experience as an agent, I find that most agents do get you more money for your home because selling a home requires more than just a sign and a MLS ad. So while the answer is "Yes, you can" I suggest that you hire someone competent and in most cases, you will be increasing what you "net" not to mention, the most important thing which is safety.

    The obvious answer, as mentioned several times above, is by contacting a Realtor. However, you have a second option also: a flat fee listing, or 'mere posting', company. For example, Mr. B-Listed (http://www.mrblisted.ca) lists British Columbian for sale by owner homes on the MLS® for a low flat fee. Addtional tools are available on an as-needed basis. Mr. B-Listed ALWAYS recommends that sellers offer a full Buyer's Agent commission to maximize full cooperation and exposure.
