is it ok to contact prospective buyers who've viewed a property and shown interest to tell them that an offer is coming, or that an offer has been received?

    If they have provided you with information and the permission to call them, then you are able to contact them directly. However, if you are a realtor, and know that these people are represented by a realtor, then you need to speak to their realtor. If you have your home listed by a realtor, then your realtor should be the one contacting them. Everything revolves around the person providing you with permission to contact them. If you are concerned that you might be breaking the law, then talk to a lawyer.

    Of course!The playing field is level here as long as you do not disclose any othet particulars like price etC. If they have a realtor then they should deal through the realtor.

    Hey there
    It really depends on how the home is listed. If you have it listed through a REALTOR, then he/she would have to contact any potential buyers or buyers' agent. It's part of our job and we often do this to generate multiple offers.

    If on the other hand your home is listed privately, then you would have to contact the buyers directly if you have their consent. Keep in mind that if you're selling privately, it's much harder to manage multiple offers since you need a much longer time to have a lawyer review the offers.

    It's normal REALTOR practice to contact any other REALTOR with clients that have shown interest in a home or condo when an offer is made. This is why some homes that have been on the market for weeks are suddenly sold in a multiple offer situation.

    It's very important to do that. It may push someone to put in an offer and give you a multiple offer situation.

    That being said, if your listed with a realtor then he/she will do that for you. If your doing it privately then the buyers may think your lieing.

    As realtors, we can check with the listing agents office to see how many offers are registered.

    Great advice from the Realtors above. It is critical that you are fair and honest to each offeree. Inform each of the time that you are considering offers, and do what you say you are going to do! Be careful not to sell your home twice! (manage the irrevocables carefully!)

    Provided they have given you permission to contact them and they have not said they are already working with another realtor. If they are working with another realtor, keep THAT realtor informed as they may be working on bringing an offer too or they may just want/need to know to take it off their 'potentials' list. Your Realtor is the one who does all the contacting for you if you are listed with a Realtor.
