Is a broker cheaper than a "sales" agent?

    Nope. Under REBBA 2002 in a Real Estate transaction the duties of a Broker and the duties of a Sales Representative are the same. As for cost, all renumeration is to be agreed upon by the seller and the agent. The differance between a Sales Representative and a Broker is actually quite simple, a Broker choses to take an additional two courses beyond the courses required to be a Sales Representative and this in turn will give allow them the title of Broker. The main differance between a Sales Representative and a Broker is that a Broker can be a Broker of Record and therfore run their own office and a Sales Representative can not.

    So to simply answer your question, no a Broker is no cheaper then any other Real Estate Profesional, the fees are specific to that individual, not their title.

    Fees vary by Brokerage and by representative.
    Whether the representative is a broker or a sales representative makes no difference to what they charge.

    The difference between a broker and a salesperson is that the Broker has done an additional 1 or 2 courses depending when they registered as a Broker. Newer Brokers take 2 additional courses. In addition Brokers are in the business for longer than 2 years. What a Broker or Salesperson charges "usually depends entirely on them... but many Brokerages set an "unwritten" minimum standard. Most full-time "Realtors" charge what they think their time, energy and expertise is worth. If a client wants the world... then they'll have to pay full commissions. Hope that helps. Cheers.

    I would say that a Broker would not charge more then a Sales Representative.
    Yet, both Sales representative and Broker have the same resources to them when it comes to Listing or Buying property.

    The question is do they use all the resources available to them to market a property for there client, that is up to the consumer to ask and research who the best Sales Representative would be for them.

    No…..it is only a title unless the broker has its own brokerage. Some believe that Broker sounds more majestic and lends more business than “Sales Representative”.
