    At what stage are you at? Are you looking for a pre-approval? Have you found a house? I know, more questions than answers but you should seriously consider working with a mortgage agent or broker who can help you answer all your questions. They will have a many questions for you as well but having an agent/broker guide you through the process will make this part of the homebuying process a lot less painless!

    You first step should always be to call a mortgage broker. A lot will do business online but I suggest you call someone local and have a face to face chat. My experience is that many details can be overlooked when business is done strictly online. I prefer to look my clients in the eye to make sure they are aware of all the details of there mortgage.

    I would advise a face to face meeting with a mortgage broker/agent and geta pre-approval so you know what price range you are qualified for when shopping for your home. You're credit score will be taken into strong consideration as well as your income. Your maximum mortgage payment will be calculated using the following two formulas:

    1. Gross Debt Service (or GDS): Monthly Mortgage Payment + Monthly Property Tax + Monthly Heat. The total amount of the aforementioned variables can account for up to 32% of your gross monthly income.

    2. Totdal Debt Service (or TDS): Payment + Property Tax + Heat + All Other Debts. Same concept as #1 but a 40% allowance is used in this formula.
