What is the avg marketing budget for a property of $300,000? What is it spent on?

    The budget for marketing a property is very dependant on several different factors. The first would be the type of market the property is being listed in. For example, a seller's market, like the one we're experiencing now, doesn't need as much of a marketing budget as it would in a buyers market, becuase the stregnth of the interest is already there.

    The other major factor in determining a marketing budget would be the amount of urgency to sell the property. Obviously, the higher the urgency the higher the budget.

    My suggestion wouldn't be to aim for a specific dollar value when marketing your property, but rather look for smart, creative ways to reach potential buyers. If you're working with a realtor, you can have them search through the Buyer Registry Service, or even call homes at a price point with owners who may be looking to upgrade to your property. Sometimes it's free to find the right buyers if you know where to look.

    Marketing should be at it's best no matter the market conditions in order to reach as much potential buyers to obtain the best price in the shortest time so your property don't get stale on the market like we see happening with the discount services being offered by some. Local Newspapers, Internet, Company Website, Personal Website and Printed Flyer distribution alone will cost an average of $1,500.00.     Depends on your agreement with the realtor. It can be a few hundred dollars or a few thousand. I have different packages for the different services I provide and I let my clients choose.

    It is a question of level of service. Some Realtors, like myself, have different levels of service that you can choose from given your needs or arrangement. Full service contracts include more perks than most. For example, in a full service package, I provide Professional Staging, Professional Photography and a Pre-Sale home inspection. These help the house present better and yield a better outcome. In these case, I have usually invested over $1000 before the property is listed. When you interview different agents, simply ask what the marketing plan includes.

    Approx. minimum of 10% of half of total commission.....$300,000.00 @ 5% total commission = $15,000.00 divided by 2 = $7,500.00...10% = $750.00, could be as high as 20% = 1,500.00, or more.
    Each and every property is unique and its marketing budget wary accordingly.

    The marketing budget depends on what the best methods are for reaching the identified target market segment of buyers and how long the property is on the market. In other words, it is not possible to set a budget amount in advance. The amount spent will probably increase as the value of the property is increased because more sophisticated means of advertising are expected and the property will probably not sell as fast but trying to set an amount based on a preset formula is not possible. Real estate is a risky business - sometime you spend a lot on advertising and at other times you spend very little. My first listing was a manufactured home on leased native land that all the experienced realtors told me wasn't worth advertising. I in fact did advertise the property in our local newspaper and real estate newspaper and sold the property the second week.

    There is no average marketing budget for a home of any price. Every Realtor is an Independent Contractor and therefore sets their own marketing budget for a home they list. If you have an idea in mind of how you think your home should be marketed, it is best to interview agents and ask them specifically what their budget is.

    Marketing a house can be costly each week that the house stays unsold.

    If the house is overpriced, the poor Realtor can do all the marketing in the world and never sell it!

    Marketing starts at home. And not all of it costs money. Freshing your home, curb appeal, painting, decluttering is all marketing.

    Then there is the stuff the Realtor will do and there is a battery of available resources that we can use. But having said that, the product must be marketable, for the marketing to work!

    Tasnim is right and if you guys think a Realtor can market a house in the face of all other factors like the Conservative Government makes a rule and mortgages are difficult to obtain or the economy collapses or good times start to roll as you get the listings where the rich immigrants want to buy, I have a great deal on a bridge in Vancouver.

    There is nothing, absolutely nothing a Realtor can do to market a house for more than what the market will pay. We have the Athlete Village Fiasco in Vancouver where the industry and city marketed the socks off this project. Millions of dollars of free TV "news" and Newspaper publicity...ZIP Nothing.

    And how about the USA? Look at all the big name Real Estate Company's marketing like mad. What works down there? only one thing and it's called Marketing by Foreclosure.

    Real Estate is a Stock Market. That's why it's called Housing STOCK and you cannot market a stock. You just get it out there, promote it like the new home developers promote their projects and see how the market reacts.

    Promotion is not marketing, only a part of marketing and unless your promotion hits a public chord or nerve it only helps to alert people that you have something they might want to look at.

    For our resale homes we have the MLS.ca The MLS is a great brand and it works.
    We already spend a fortune to keep the MLS and it's infrastructure going and that is the marketing vehicle of choice for Consumers and realtors RIGHT NOW!

    I have tried it all over my 4 little years in Real Estate 3 as a Medallion Winner and one as a Top Office Award winner, Virtual Tours, Print, Flyers etc.

    There is only two things that consistently works and it's free. Google and your own personality. However again that only "Brands" you it does not market or SELL a property.
